The total combined annual income for all leaseholders in an apartment must be at least 3.2 X the annual rent (example: $1,300 monthly rent X 12 = $15,600 X 3.2 = $49,920 minimum annual income). There is no maximum income limit.
Montgomery County, MD requires all apartment communities to accept vouchers from Montgomery County and Montgomery County Coalition For The Homeless. We do not accept vouchers from the City of Rockville, MD. We do not participate in Second Chance programs.

No. You pay for gas, electricity and water/sewer. Gas and electricity costs are based on your actual usage. Water & sewer cost is percentage-based from a formula we are required to use by Montgomery County, MD. These utilities are combined into one easy billing system--we set up the account for you and don't charge setup fees.
We offer a 12 or a 24 month lease (ask for details). We also offer a 6 month lease for an additional 10% monthly rent. After 6 months you may continue your occupancy at the same rental rate for up to 6 more months (12 months total). To continue past 12 months, you must renew your lease with another month-to-month, 12 month or 24 month agreement. Our apartments are pet friendly. We don't accept dogs. We allow up to 2 cats per home with no deposit or monthly pet fee! Other pets--if it always lives in a cage, bowl or tank then generally we allow two per apartment (call for details). For fish, we allow 50 gal maximum tank size.
We have free, unreserved parking spaces on our surface lots (no garages). There is also some public street parking on Academy Way (local laws apply). Residents parked on-site must display a current, community-issued permit at all times. Visitors do not need a permit, but must park in designated areas, located throughout the community or in public street parking.
We issue up to two permits per apartment. Permits are issued only to leaseholders or registered occupants with a current driver's license and Maryland vehicle registration. The State of Maryland requires new residents to register their vehicles within 60 days of moving here.
We require a full month's rent. If you move in anytime after the 1st day of the month, your second month's rent is reduced by the amount you pre-paid when you moved in.
